Easy, motorized shades in the windows/skylights for 'blackout mode' with a projector screen that comes down from the ceiling in front of the windows on the end. I mean this is supposed to be a tech-house and having it setup where you press a button and all the windows black out with a screen dropping and a projector turning on sounds pretty tech-house to me...

I think you could do some kind of retractable projector screen in front of the window that will block the light during theater time but will leave the window and protect the screen when the room is used for other activities, this would also put a projector and any other media devices in the closet, maybe even putting a hole in the wall above the closet so the projector isn’t intruding into the space, along with some automatic black out curtains for the other windows could make theater time a button press away while media devices boot up

Trick about sub locations: Put a test sub in the listening spot and listen at the candidate sub location(s)... don't remember where I first heard this, but useful!

I've been renovating a house I bought just over a year ago, and planning ahead like you do is key to make everything come together. I would suggest you consider making the room dual purpose, putting every egg in one basket might go well, but it could also backfire. My livingroom has dimmable zones for lights, soundtreated (extra insulation, detached ceiling, 4 layers of osb and sheetrock and so on), windows have "blacked out" retractable curtains. Also have an 18" subwoofer built into the couch, you don't know it's there until you turn the volume up. But anyways, this makes my livingroom multifunctional be it movienight, familygatherings, gamingsessions, or even throw a little rave without disturbing the neighbours. Oh and I use an 85" tv, and the wall it hangs on is purposebuilt with extra outlets hidden inside the floating cabinet below.
