I know that it's easy for me to say, but don't take it personally. These grifters weren't out to disrespect Kat and Chip, they disrespect everyone in order to cheat their way through life. I'm sorry that you got caught up with these horrible people, but I know that you can get through it.

if you want to keep it I recommend getting a property manager. They can help you with vetting, staying on top of them. And manage everything while your away.
As a single mom who has been trying to find a space to rent for over a year, people like this completely piss me off! Like, they make it so much harder for people who actually will take care of things and do their absolute best to be clean and respectful to find good places to rent. As an insurance agent be sure you make your next tenant have renters insurance as a condition of the lease with at least 100k in liability and list you as an additional insured/interest that way they can’t cancel it without you being made aware. This way you can file a claim against their insurance for damage they caused. Sorry you had to go thru this.
The sad thing is that no matter where those people go they will leave the property in shambles. On to the next victim. 😣
We had a rental and omg, seven truckloads of crap taken to the dump. We sold it. I just could not deal with it and so very sorry.
I could write a booklet here on how my parents got burnt on renting my grandparents house, how hubby and I got burnt renting our RV out, and how we had to end up getting law enforcement assistance to get a tenant out. In all three incidents, we were going with the goodness of our hearts. Grandparents house caught small fire, RV got damaged, our last house, ended up having to have tenants family also help who live 3 hours away. Just know Kat and Chip, there are people out there who are just not very nice people. They will be sneaking, lie, steal, play word games, etc but not everyone are like that. XO
If your only concern is just that one gap, ask about maybe composite bonding to build up just those two teeth to fill up the space? I just got out of 3 years of braces (for the second time) and it felt like my life revolved around them the whole time. Avoid if possible!
Your situation reminds me why I don't want to be a landlord. I still have a place in San Francisco, because I had to relocate for a job for a few years, and everyone keeps saying I should rent it, but I refuse. I remodeled that place with my husband, our hearts and souls are still there, and I plan on coming back/retiring in the city when I am done with my job. My biggest fear is that I would deal with a nightmare tenant. I'm so sorry you have to deal with this mess!
Don’t take it personal, it has nothing to do with you and everything to do with them. Start treating your rental property as a business…no charity.

If you do find new tenants, you and Chip should thoroughly vet potential tenants and perform credit checks along with employment verifications.
Please make sure to change all the locks, including garage into house, etc. I am so sorry y'all have dealt with all of this.
